Leasing Payments – as per page 3. Note 12-month review - 3% or cpi increases which ever is greater.

Bond – 1 month in advance per unit, payable at beginning of each tenancy.

Keys – 1 set per office included. Additional sets of keys $100 (refundable)

Utilities Included – Body Corporate, Insurance, Council Rates, Electricity (fully airconditioned in each suite), Water and high-speed internet are all included.

Cleaning – Professional cleaning weekly for the communal spaces (hallways, bathroom, kitchen and staff space) is included.

Tenants are responsible for maintaining the cleanliness of the interior of their individual suites including glass, carpets, walls and furnishings.

Security - The building is fitted with security cameras at the front entrance and garage area. The Main building door is protected with a timed security tag which is locked to general public outside office hours between 6pm-7.30am Monday – Saturday, after 1pm Saturday and all-day Sunday. The Unit 6 Main entry door is to be locked by the last tenant leaving for the day. Each office suite has an individual lockable door and tenants will be given 2x keys for their suite door, 1x main building key and 1 x front Door Security Tag. Extra Keys and Tags will require a key bond of $70.

Communal Kitchen – Fridge, dishwasher, microwave, toaster, sandwich press, small oven and fully automated coffee machine are available for use. Tenants are expected to clean items after each use and report any issues to the landlord.

Parking – A council car park offering free off-street parking is located on Bunton Street next to the building and there is further free parking located throughout Scarborough a short distance from the office.

Around the Area – Scarborough has multiple cafes, restaurants, boutique shopping and a Food Works located within a short walking distance. There are several bus stops located within 1km.

Meeting Room – Available for use on a first come, first served basis. Bookings are essential.
